We also use an efficient computer software system.<\/p>\n<\/div>\n<\/div>\n<div class=\"elementor-element elementor-element-015f8e2 elementor-widget elementor-widget-text-editor\" data-id=\"015f8e2\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n<div class=\"elementor-widget-container\">\n<p><span><strong>Advisory Services:<\/strong><\/span><\/p>\n<ul>\n<li>Assist with Sectional Title\/Home Owners\u2019 Association rules.<\/li>\n<li>Liaise with Attorneys on legal issues.<\/li>\n<li>Undertaking general correspondence on behalf of the trustees\/directors and attend to queries and complaints.<\/li>\n<\/ul>\n<p><span><strong>Administration, Secretarial<\/strong><\/span><\/p>\n<ul>\n<li>Prepare and email correspondence.<\/li>\n<li>Maintain statutory records such as minute books, sectional plans, participation quotas etc.<\/li>\n<li>Prepare and issue Clearance Certificates.<\/li>\n<\/ul>\n<p><span><strong>Collection of levies:<\/strong><\/span><\/p>\n<ul>\n<li>Collect monthly levies from owners.<\/li>\n<li>Arrange for the preparation of and posting and emailing of levy statements on a monthly basis.<\/li>\n<li>Administrate outstanding levies. Send out necessary reminders.<\/li>\n<li>Hand over home owners for non-payment of levies to the attorneys and do the necessary follow up.<\/li>\n<\/ul>\n<p><span><strong>Financial Management:<\/strong><\/span><\/p>\n<ul>\n<li>Taking care of Body Corporate \/ Home Owners\u2019 Association funds.<\/li>\n<li>Arrange for the payment of salaries and wages of staff employed by the Body Corporate\/Home Owners\u2019 Association. Including PAYE, UIF and workmen\u2019s compensation.<\/li>\n<li>Arrange for quotations for common property.<\/li>\n<li>Arrange for the payment of contractors, municipality accounts and other accounts as approved by the Board of Trustees\/Directors.<\/li>\n<li>Prepare and submit monthly disbursements including levy roll, investment account and bank statements.<\/li>\n<li>Manage surplus funds invested in call accounts to maximise interest earnings.<\/li>\n<li>Manage the trust bank accounts on behalf of the Board of Trustees.<\/li>\n<li>Process water readings.<\/li>\n<li>Reconciliation &amp; payment of levies to the Community Schemes Ombud Service.<\/li>\n<\/ul>\n<p><span><strong>Insurance:<\/strong><\/span><\/p>\n<ul>\n<li>Arrange for necessary cover of the common property as per instruction of the Trustees\/Directors.<\/li>\n<li>Process and submit all insurance claims on behalf of the Body Corporate \/ Home Owners\u2019 Association.<\/li>\n<li>Assisting in determination of replacement values for insurance purposes.<\/li>\n<\/ul>\n<p><span><strong>Meetings:<\/strong><\/span><\/p>\n<ul>\n<li>Prepare and circulate notices for Annual General Meeting\/Special General Meetings.<\/li>\n<li>Arrange and attend trustee meetings when necessary.<\/li>\n<li>Arrange and attend Annual General Meetings\/Special General Meetings.<\/li>\n<li>Arrange, attend and take minutes of the meetings.<\/li>\n<li>Send out minutes within the legal time period of the meetings to all owners.<\/li>\n<li>Prepare annual budgets and audits<\/li>\n<\/ul>\n<\/div>\n<\/div>\n<p>[\/et_pb_text][\/et_pb_column][et_pb_column type=&#8221;2_5&#8243; _builder_version=&#8221;4.25.2&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;][\/et_pb_column][\/et_pb_row][\/et_pb_section]<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Discover The Difference At Complex Management we have developed strategic, fool-proof systems as well as hiring adequate staff to handle day-to-day matters, while keeping the trustees\/directors apprised of all situations.
